8 Smashing Ways To Stage Your South Tampa Waterfront Home For Sale

8 Smashing Ways To Stage Your South Tampa Waterfront Home For Sale

Discover these 8 easy and cost effective ways of staging your home! Proper staging has been a proven method to increase the selling price and decrease the selling time of a home. You will be surprised to see more interested buyers to check out your South Tampa real estate for sale after staging! This will really be worth your time and effort.

1. Declutter and start sorting things you will keep and you can give away.  Start with books, old clothes and knickknacks you haven’t been using. Get rid of expired food in the cupboards and counters.

2. Keep treasured ornaments and decors that you love and replace them with other interesting pieces that will go with the house when you sell it. This avoids a home buyer to think that your special things will go with the house.

3. Free the home from excess furniture to make the spaces look larger. Rent a storage unit to keep large pieces.

4. Start thinking that the house you are selling is a product. This may boost your eagerness to market your home for sale in South Tampa area. You will also be encouraged to redesign and organize the home to make it more attractive to buyers.

5. Keep personal items such as picture frames that say you are the home’s owner. Prospective buyers viewing the home might just look at your pictures instead of focusing on the home and imagining how they will put their own stuff.

6. Improve the home’s lighting. Well-lit homes look more welcoming and will allow buyers to view the details of the home.

7. Make the home sparkly clean and make it smell good so that visiting buyers will feel relaxed and enjoy going around the home.

8. Check your South Tampa home for sale for needed repairs such as leaky faucets, jammed windows, doors and cabinets and busted light bulbs. Newly painted walls will make the home look neat.

Aren’t you convinced yet that you should stage your home for selling? The Real Estate Staging Association shared the result of their survey: Staged homes sold an average of 42 days after re-listing! Tampa Real Estate Market Update for September 2014

Tampa Real Estate Market Update for September 2014

September's numbers for real estate activity across Hillsborough County went pretty much as anticipated, with most areas demonstrating the anticipated year end market slow down, so we will not post graph depicting it.  Instead we have some charts below that will show you just how cyclical real estate is within a year's time.  These cycles are evident in short term charts as well a long term charts where a full cycle will run somewhere around 17 years.
Find out if now is a good time for you to sell your Tampa FL home!
This chart below depicts sale activity over a 5 year period.  Year after year the market bottoms around December/January, only to pick up and accelerate into Summer, meanders a bit and then slows down into year end.  This pattern has been repeating year after year.  Until this trend changes, we assume it will continue.
Now could be a good time for you to buy that dream home for sale in South Tampa FL!
This next chart show the number of Home Listings in the market for the last 5 years.  Notice the plunge at the end of 2010 and subsequent "recovery" around July 2013.  One, image a business where activity drops by about 60%?  Two, it is obvious that the level of activity has little to no effect on the overall cycle.  Needless to say, the housing inventory is a long, long way from reaching the levels of just a few years ago.
Want to know how the housing market in Tampa FL is doing these days?
Not convinced yet?  Below we provide two charts from Google Trends.  The first chart depicts the search patterns for the term Home for Sale.  The second chart show the search patterns for the term Real Estate.  These charts cover about 10 years in length, and check out how the pattern repeats year after year:  low levels of searches at year end, high levels during Summer.  This is no coincidence that it correlates to the patterns for actual real estate activity.  Why?  We believe it's because it is all based on human psychology and "group think."  But then again, we are not psychologists, just Realtors.  For anyone not aware yet, psychology plays a big roll in real estate, always has and always will, in our opinion.  See the charts below'
This market report will get you up-to-date with the latest in Tampa FL housing market.

This is the September 2014 Tampa real estate market report.
With what we have shown above we hope you understand how real estate tends to move, and if things slow down in the next 3-4 months, as we think it will, it's all part of the market cycle.  With that said, aberrations do occur, and that is why we watch things like a hawk, to understand what is happening in the market and let our clients and readers know what we think.

Hope you enjoyed this months report.
